the said grantee & his heirs and assigns, that at, and until the ensealing of these presents, I am well seized of the premises, as a good indefeasible estate in Fee Simple, and have good right to bargain and sell the same in manner and form as is above written; and that the same is free from all encumbrances whatsoever.

And Furthermore, I the said grantor do by these presents, bind myself and my heirs forever, to WARRANT and defend the above granted and bargained premises to him the said grantee and his heirs and assigns, against all claims and demands whatsoever.

In the Name of God Amen the nineteenth of february 1767 - - I Sam_ll_ Maltbie of Branford in the County of Newhaven & Colony of Connecticut in New England, being under some Indisposition of Body, but of perfect mind & memory, for which I bless and Praye God and being mindful of the Mortality of my Body and well knowing that it is appointed for all men once to die Do make and ordain this my Last Will & Testament, that is to say principally and first of all I give & recommend my said soul into the hands of God that Gave it and my body I recommend to the Earth to be buried in a decent Christian manner at the discretion of my Executor, Nothing doubting but at the general Resurrection I shall receive the same again by the mighty power of God - And as touching such wordly Estate wherewith it hath pleased God, to bless me in this Life after my Just Debts and Funeral Charges are fully paid & Satisfied - I give demise and dispose of the same in the following manner & form - - - - - - - - - - - Imprimis I give & bequeath to Mary my beloved Wife One third part of my Estate both Real & personal, that is to say One third part of my Real Estate so long as she continues my widow, the improvement of which shall be One third part of Each particular Piece of Land & Buildings - - - - - - - - Item I give and bequeath to my beloved Son Samuel Maltbie Jun_r_ the house I now Live in with six acres of Land thereto adjoining to be measured to him Square from the west Corner of my House Lot laying to the Wallingford Road, with all the Buildings & Appurtenances thereto belonging (excepting the Cidar Mill which I give and bequeath equally to be divided between my three beloved Sons.
